Make sure your client is all setup with title for closing date/ time, handle any paid at closing forms for your brokerage, and deliver closing statement to you or your broker.
Seller Transactions $350
Open escrow, obtain file number and request the Escrow Instructions.
Contact all parties and introduce our role in the transaction as your Personal Closing Facilitator.
Thoroughly review the Purchase Agreement and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information.
Supply the executed Purchase Agreement to all parties involved in the transaction.
Order any requested escrow amendments.
Upload all documents, disclosures and reports as each one is received or fully executed throughout the transaction process.
Ensure that escrow has been received. Review all documents including the termite report (if ordered), home warranty invoices, commission instructions and any other required documents.
Track escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable.
Maintain weekly contact with all parties involved for status updates as well as items needing attention or that are outstanding.
Fully complete and deliver the closing documents (PDF) to you or your broker.
